HODGE Seeks to Move Corporate Headquarters to the Port of Dubuque

Dubuque-based HODGE, a leading family-owned logistics and material handling company, seeks to purchase the property at 400 Ice Harbor Drive located in the Port of Dubuque with the goal of relocating the company’s corporate office headquarters. Included in the move will be HODGE’s enterprise offices of IT, safety, human resources, engineering, finance, and marketing.

As of Monday, November 6, 2023, the City of Dubuque extended a draft development agreement to HODGE that provides 10 years of Tax Increment Financing (TIF). In exchange for TIF rebates, HODGE pledges to achieve 10 net new jobs by 2026. HODGE has also requested a two-year purchase option agreement on the parking lot adjacent to the building. The City of Dubuque has provided a 30-day notice to comply with the State of Iowa competitive bidding requirements, as a precursor to confirming the purchase option for HODGE. HODGE will also seek an irrevocable permit to construct two sidewalks behind the 400 Ice Harbor Drive property.

Following acquisition, HODGE intends to renovate the 23,000-square-foot facility and open its new headquarters by mid-2024. The project’s capital investment is projected to be $4.755 million.

The building at 400 Ice Harbor Drive was previously redeveloped by The Durrant Group, which converted the property into their corporate headquarters. In 2014, MSA Professional Services moved its operations into the building and will remain a tenant of the facility once HODGE assumes ownership.
