New Retail Projects
The Dubuque area has a vibrant, growing demand for retail and other amenities. Although Dubuque’s inner city/core population has remained stable during the past decade, the Greater Dubuque area has seen significant development from the explosive growth of its surrounding, smaller communities. Between 2000 and 2006, the U.S. Census bureau shows that Asbury grew by 28.2% while the U.S. grew by only 5.9% and Iowa by 1.44% during the same period.

In addition to serving as the retail center for the region’s population, Dubuque’s consumer base is also fueled by a growing influx of college students and tourists. Colleges and universities in Dubuque and communities within a 19 mile radius are home to almost 15,000 students. In addition, the Dubuque area and Galena, Illinois (13 miles to the East) register 1.5 million and 2 million tourists, respectively, on an annual basis.

Dubuque’s major retail districts include:

Asbury Plaza
Highway 20 Corridor
JFK Corridor
Port of Dubuque
Historic Downtown
RiverView Plaza
